Here comes RPR; remind me why I want to participate?

Looks like my multiple listing service MLSPIN will be beta testing NAR's new product RPR.  As suggested in the newsletter below, I've contacted the president and CEO of my MLS with the following concern:
I'm not terribly inclined to support providing data to RPR for free when it will then subsequently only benefit members of NAR rather than the entire MLSPIN subscriber pool.

She replied with:

Should we decide to go forward with RPR – we will most certainly give you an opportunity to opt-out all of your data.    All we’ve agreed to at this point is to be a beta test site, and even then, we will be allowing a broker opt-out of their data.

I'm not the largest brokerage firm in my market by far.  Nevetheless, if I opt out of the data sharing, then the RPR product would be rendered inaccurate to the point of no value at least in our primary service area of Hopkinton, MA.  With no benefit accruing to my firm, why would I opt in?

MLS PIN's Involvement with RPR

Business People Shaking HandsI am sure many of you have heard or read about the upcoming REALTORS Property Resource™, (commonly referred to as RPR) which is a wholly owned subsidiary of NAR.  The definition is as follows:
"...an online real estate library/archive that will provide real estate professionals with data on every property in the United States.  This initiative will provide access to a national database of real property information and will give real estate professionals the best access to real property information needed to serve their clients and customers. It will include in-depth, trusted information on every parcel of real property including public record information, details of prior transactions, MLS-provided information, zoning information, transfer tax information, and other relevant information."

MLS PIN has applied and been accepted as a beta test site for the RPR.  We will go forward as a beta test site as long as we can reach agreement on the terms of becoming an MLS that is participating in the RPR.  Rest assured, we won't be doing anything final with your data without consulting our Shareholders and Participants.  Should you have any questions on this topic, please feel free to contact me directly at kcondon@mlspin.com.

We are excited to announce the ability to attach documents to your listings is right around the corner.  This new feature will allow you to attach multiple documents to each of your listings.  Examples of attached documents would be Word, Excel or PDF documents including floor plans, brochures, or standard contracts.  You will have the option to make these documents viewable to all users of the MLS or restrict it only to those agents within your own office.  An icon will indicate that the listing has a document(s) attached to the listing if made public.  As a bonus all documents can be emailed with your listings.  Once a listing has gone off market, you will be able to remove documents.  If you change any of the attached documents at any time, we will keep an archive, so that there is always a history available.  Look for instructions and the release of this fabulous new addition to our application coming in early spring!

Using a Computer Mouse and KeyboardWe are in the process of implementing billing notifications via email.  Please be sure to let us know right away of your preferred email billing address to ensure a smooth transition.  If you would like to update your current email address on file with us, please log into H3MLS and select Tools.  From the Tools menu, you will select Options & Settings.  On this screen, you can view your current email address and make any required changes to your information.  Remember to SAVE your changes when you are done.

Auction Do's and Don'ts

We have noticed listings of properties that are being sold at auction by third-party auctioneers.  While we allow for listings of auctions of "non-distressed" properties, an auction may only be listed in MLS PIN if you as the listing broker are responsible for the auction.  In order to list an auction in the system, you should have an "Exclusive Right to Sell at Auction" listing agreement with the seller, and you should be the party that is ultimately responsible for selling the property at auction.  If the seller has made a separate arrangement with a third-party auctioneer to sell the property at auction, the property may not be listed in the system, as you then would not truly have the "exclusive" right to sell the property in that case.

 If you have an exclusive listing of a property for sale, and the seller informs you that they have made an agreement with a third-party auctioneer to sell the property at auction, you should withdraw your listing from MLS PIN until after the auction.  If the property sold at auction, you would then cancel your listing; otherwise, if it did not sell at auction and you still had an exclusive listing agreement in force, you could put the listing back on market in MLS at that time.

Group of Empty Hands in NeedThe Charitable Giving Task Force of the MLS PIN Board of Directors voted to make a donation to Doctors without Borders and their efforts in Haiti.  Doctors without Borders is an international medical humanitarian organization created by doctors and journalists in 1971.  They work with nearly 60 countries whose survival has been threatened by violence, neglect, or catastrophe in order to provide to those most in need.  The organization is committed to bringing quality medical care to people caught in crisis regardless of race, religion, or political affiliation. MLS PIN's Charitable Giving Program was formed to assist housing and homeless related organizations, as well as disaster relief as needed.

A Suggested Approach to Raising the Bar (#rtb) in Real Estate

 

It is always frustrating to have to work with an agent on the other side of a real estate transaction who doesn't seem to be doing a very good job, which of course makes your task of satisfying your client all the more difficult.

The next time you encounter an agent you deem less than stellar, try treating that agent as you would like to be treated.  If the agent happens to be new, act as if he is your kid brother who just lost his job and is doing what he can to care for his family.  Or perhaps the new agent reminds you of your newly divorced sister trying her hand at real estate as a second job in an attempt to pay college tuition for your niece.  Whether the agent is new or just not great, try your best to be collegial and genuinely helpful rather than patronizing or disdainful.  Most of the time this works like a charm and the agent improves their performance to meet your kind and professional treatment. If this doesn't work, call the broker.  Explain calmly and professionally why this is an issue for your respective clients, the consumers involved in the transaction.  There is only one time in my career that I have been unable to obtain satisfaction after calling the broker.  

Simply griping about or disparaging other agents is...well...unprofessional in my eyes.
